Expat Mortgages

Helping Expats Find the Right UK Mortgage.
Living abroad doesn’t necessarily prevent you from buying or remortgaging a property in the UK.
At Kerr & Watson, we help UK expats arrange buy-to-let mortgages by comparing specialist lenders that accept overseas residents, foreign currency income and different financial circumstances.

How We Help with Expat Mortgages
At Kerr & Watson, we help UK expats arrange mortgages for buy-to-let properties in the UK while living or working overseas. We compare specialist lenders that accept non-UK residents and understand the challenges of overseas income and property investment.
✓ UK expats living abroad – Arranging mortgages for customers purchasing investment properties in the UK while residing overseas.
✓ Foreign currency income – Identifying lenders that accept earnings in different currencies and from overseas employers.
✓ Expat buy-to-let remortgages – Comparing refinancing options for existing UK rental properties owned by customers living abroad.
✓ Different residency circumstances – Exploring lenders based on your country of residence, UK connections and financial circumstances.
How Do Mortgage Lenders Assess Expat Applications?
Mortgage lenders assess expat applications differently, which can significantly affect your eligibility and borrowing options.
Lenders consider your country of residence, employment, income currency and UK credit history. For buy-to-let properties, they also assess expected rental income, using different affordability calculations. Some require an existing UK property or bank account, while others have more flexible requirements.
We compare these criteria to identify lenders that may consider your application based on your overseas circumstances.

Can You Get an Expat Mortgage Without UK Income?
Some lenders offer expat buy-to-let mortgages to customers who earn their income entirely overseas or have no UK employment income.
Buy-to-let lenders typically assess the property’s expected rental income when calculating affordability. However, some also require minimum personal earnings or evidence of overseas income, while others place greater emphasis on rental coverage.
We review your income, country of residence and proposed rental property to identify suitable lenders.
How Much Deposit Do You Need for an Expat Buy-to-Let Mortgage?
Many expat buy-to-let lenders require a deposit of around 25% of the property’s value, although some may accept deposits as low as 20%.
The deposit required depends on the lender, property, country of residence and financial circumstances. Lenders may also apply different requirements for overseas deposits, including evidence of where the funds originated.
We compare lender deposit requirements and rental affordability calculations to establish your borrowing options.
