Labour Election Win: Impact on Housing and Property Market

Labour Win The General Election. What Does This Mean For Housing And The Property Sector

The General Election Result

Labour has secured a landslide victory in the UK general election, with Keir Starmer set to become the new Prime Minister.

Labour has won more than 400 out of the 650 seats in the House of Commons, while the Conservatives have only 108.

The Liberal Democrats have made significant gains, and the SNP has lost most of their seats.

High-profile Conservative figures, including former Prime Minister Liz Truss, Defence Secretary Grant Shapps, Jacob Rees-Mogg, and Penny Mordaunt, were defeated.

Reform UK leader Nigel Farage has been elected as an MP for the first time, with the party winning four seats.

Additionally, former Labour leader Jeremy Corbyn won as an independent, and the Green Party’s Carla Denyer secured a victory in Bristol Central.

Labours view on the Housing and Property Sector

These policies highlight Labour’s commitment to tackling housing issues and promoting homeownership. You can read their full manifesto here: Labour’s manifesto

Central to their agenda is the comprehensive Renters’ Charter, which includes the immediate abolition of Section 21 evictions, designed to protect tenants from exploitation and discrimination. The Charter also seeks to cap upfront rent payments and end bidding wars, potentially making landlords more selective in tenant choice.

To raise living standards, Labour plans to enforce higher standards by extending Awaab’s Law to the private sector which will require social housing landlords to adhere to strict time limits to address dangerous hazards such as damp and mould in their properties, and forms part of the Social Housing.

Labour’s commitment to energy efficiency is evident in their £6.6 billion investment to upgrade five million homes, promoting insulation, solar panels, and low-carbon heating, with a goal for all rented properties to meet energy efficiency standards by 2030.

Tax policy changes include increasing the stamp duty surcharge for overseas buyers by 1% and potentially altering capital gains tax rates, although specifics are not detailed.

Labour’s ambitious housing strategy aims to build 1.5 million new homes, update planning frameworks, and introduce ‘new towns’ to boost social and affordable housing.

They will prioritise brownfield site development while protecting greenbelt land, and reform planning frameworks and compulsory purchase compensation rules to support local authorities.

Labour pledges to deliver the largest increase in social and affordable housing in a generation, strengthen planning obligations, and enhance protections for new social housing.

To support first-time buyers, Labour proposes the Freedom to Buy mortgage guarantee scheme, aiming to assist 80,000 young people over five years, and plans to phase out leaseholds entirely, requiring new flats to be sold as commonholds.

Additionally, Labour will require landlords to achieve a minimum EPC rating of C by 2030, end bidding wars, and cap upfront payments to secure rental properties, claiming these measures will save renters £250 annually.

These policies reflect Labour’s comprehensive approach to tackling housing issues and promoting homeownership, emphasizing tenant protection, energy efficiency, and substantial housing development initiatives.
